A few years ago, people used to hesitate to move to Ulwe. But today, ever since the Atal Setu opened up, the rental market there has gone through the roof. The connectivity to South Mumbai has become so smooth that the demand just keeps growing.
If your plan is to buy a property and start getting rental income immediately, you simply cannot ignore Ulwe. Once the airport becomes fully operational, commercial activity will shoot up even more, and you will get the direct benefit of that.

If you do not like aggressive growth or high risk and prefer stability, Kharghar remains your safest bet. The schools, colleges, hospitals, and malls are all fully ready and running.
You might not see a sudden, dramatic price jump here like in Panvel or Ulwe, but your money will be safe and you will get a steady, consistent rental income. Within this budget, you can find decent options in the extension or boundary areas of Kharghar.
People often make one big mistake in real estate—they spend months looking for the perfect property and the perfect timing, and in that process, the prices just slip out of their hands.
Don’t fall for big marketing talks or fancy promises made by builders. First, make sure you find a RERA-approved project, check the builder’s past track record, and most importantly, visit the site yourself. Check if there is actual drinking water, electricity, and proper roads available. In real estate, your own ground-level research is what will give you the biggest return.
